Polk County Absorption Rate - Home Market Snapshot - Quarter 1-3 2008

All market price ranges are in a less than market balance. The only market segment that is fairly healthy is under 110k. If you want to sell in this market look at the number of months of Inventory it will take to sell the homes already on the market and decide the following 2 things; Do I need to sell or can it wait, and if I do need to sell when? If your home is in say the 150k-170k range and if you need to sell in 3 months then you had better price your home as the very best priced home (very aggressive) by far, and keep it in the best condition!

 

This is clearly showing we still have some time before this market turns back to a more balanced market.

Bradley County Absorption Rates - A Market Snapshot - Quarters 1-3 2008

If you look at this report it will give you a real feel for how the market is not only local but that different price ranges are completely different in relation to competition and demand.

 

A normal market is where there is 6 months or less of inventory. Looking at the chart here you will see that under 150k dollars the market is actually quite good. It is slow but not terrible under 190k but above that price range things get ugly and fast. There are a couple isolated bright spots in the upper price range.

Be sure to check out the price range you are planning to sell or buy in. If you are selling in a price range that has more than 6 months inventory then you need to price very aggressively to stand out (more so the more pronounced the inventory level is). If you are a buyer and you think you are going to beat up the seller and get a great deal and you are in a price range with less than 6 months of inventory then you better be prepared for competition and to be disappointed. Look for large inventory sectors for the best deals. In so many ways it is all about Supply and Demand!
